We've had a small water leak in our front yard from our irrigation or the water main for some time that we were unable to diagnose and repair ourselves. Why is my water heater making a popping or rumbling noise? That popping or rumbling sound is known as “kettling.” It occurs when a thick layer of mineral sediment builds up at the bottom of the tank, trapping water underneath it. As the heating element turns on, that trapped water boils and bubbles up through the sediment layer, creating a popping noise. Having your tank professionally flushed can alleviate this.
How long do water heaters typically last in Utah? Due to the hard water in the Salt Lake Valley, a standard traditional tank water heater usually lasts between 8 and 12 years before the internal steel rusts and begins to leak. You can significantly extend this lifespan by replacing the anode rod every few years and installing a water softener. Tankless water heaters generally last 15 to 20 years.
Should I repair or replace my leaking water heater? If a water heater is leaking from a valve or fitting at the top of the unit, it can usually be repaired affordably. However, if water is pooling around the base of the unit because the internal tank itself has rusted through and ruptured, the unit is unrepairable. It must be replaced immediately to prevent flooding.
